Vacancy Rate is the percentage of vacant rental properties in an area reported at the end of quarter period.

Why are vacancy rates important?

The lower the vacancy rate, the better. Low rates are indicative of under-supplied markets with upward pressure on rents and cash-flow yield. It's much easier to find tenants in these markets.

How is vacancy rate calculated?

Number of vacant rental properties is divided by the total number of rental dwellings in the suburb. Rental dwellings are estimated by apportioning the percentage of renter households to the total number of dwellings in the area.

HtAG receives monthly data updates on new rental dwellings, whereas other providers rely on outdated census data.
