Your figures

Exclude separately entered recoveries. Keep all amounts on a consistent GST basis, normally excluding recoverable GST.

Include all annual property operating costs and any owner land tax. Exclude finance, capital works and incentives. Enter 0 if there are none.

Extra payments in addition to the rent entered above. Enter 0 if that rent already includes recoveries. Check what is recoverable under the lease and local law.

Enter an independently assessed market cap rate. Advertised rent-to-price ratios are not cap rates. No market rate is assumed.

The price alone is the denominator for standard yields. Buying costs are shown separately.

For example duty, legal and acquisition costs. Used only for the separately labelled yield including buying costs.

Potential annual face rent from vacant space only. Leave at 0 when fully occupied.

Reduces only the additional vacant-space rent. It does not reduce existing contract rent.

Unpaid rent incentives deducted once below the capitalised income value. Face rent above must be before incentives.

Capital expenditure deducted once below the capitalised income value. Exclude it from annual outgoings.

Deducted once below the capitalised income value. Exclude income loss already allowed for in the vacant-space scenario.

Your estimate

Turn commercial income into a clear scenario

Choose value at a cap rate, or yield at a known price. Add annual rent and operating costs to see the income left for the owner.

Start with your figures

Manual use is free. Optional market evidence is available with every active subscription. Keep amounts on the same GST basis.

How it’s calculated

The method behind your estimate

How this estimate works

Use rent, recoverable outgoings, landlord expenses and vacancy assumptions to estimate income. Divide appropriate net income by the selected cap rate for a value scenario.

What to check before you act

A cap rate is an assumption, not a quoted valuation. Lease terms, tenant risk, incentives, capital expenditure and GST treatment need property-specific review.

General information only. Check the calculator workings, selected rules date and supported scope. Not financial, credit, tax, legal or valuation advice.

FAQ

Questions people ask

Short answers about the method, the rules and what HtAG data adds.

Still have a question? Contact us

Are gross yield and net yield the same?

No. Net yield allows for the specified owner costs. Compare properties using consistent income and expense definitions.

Does the market panel value my building?

No. Available council and sector evidence gives context. It does not replace the property's leases, due diligence or a professional valuation.

Is the commercial yield and value calculator free to use?

Yes. Every HtAG calculator is free to use with your own figures, and you do not need an account. An HtAG plan adds property and suburb data to the calculators that support it.

What does an HtAG plan add to this calculator?

With any active HtAG plan, this calculator adds dated advertised council and sector evidence. Filled figures are marked and you can overwrite every one.
