How it’s calculated

The method behind your estimate

How this estimate works

Bring the deposit, transfer duty, indicative lenders mortgage insurance and entered fees into one budget. Change the purchase price and deposit to explore the cash needed.

What to check before you act

LMI is an estimate, not an insurer quote. Lender policy, location, buyer eligibility and scheme participation can change costs.

Sources and further guidance

General information only. Check the calculator workings, selected rules date and supported scope. Not financial, credit, tax, legal or valuation advice.

    Stamp duty

Transfer duty in your state, with first home buyer and foreign purchaser rules.

  • Step 4 · Next

    What will the loan cost?

    Mortgage repayments

Repayments with interest-only periods, an offset account and extra repayments.

  • Step 5

    Should I rent or buy?

    Rent versus buy

Compare buying a home with renting and investing under the same annual budget.

FAQ

Questions people ask

Short answers about the method, the rules and what HtAG data adds.

Still have a question? Contact us

Does the deposit cover all buying costs?

No. Budget separately for duty, legal work, inspections, lender fees and any LMI payable.

Does LMI protect the borrower?

Lenders mortgage insurance protects the lender. It is separate from cover for your own income or repayments.

Is the upfront costs and lmi calculator free to use?

Yes. Every HtAG calculator is free to use with your own figures, and you do not need an account. An HtAG plan adds property and suburb data to the calculators that support it.

What does an HtAG plan add to this calculator?

With any active HtAG plan, this calculator fills the purchase price from the property’s address, using HtAG’s estimate. Filled figures are marked and you can overwrite every one.
