The method behind your estimate

How this estimate works

Enter the sale and acquisition dates, proceeds, eligible cost base and income. The model estimates the incremental income tax associated with a supported capital gain.

What to check before you act

Main-residence use, residency, entity type, capital losses and deductible costs can change the outcome. This is a scenario estimate, not a tax return.

Still have a question? Contact us

Is CGT a separate flat property tax?

For individuals a net capital gain generally contributes to taxable income. The model compares supported tax calculations with and without that gain.

Is the CGT discount always available?

No. Holding period, residency, ownership type and other conditions affect eligibility. Review the model's assumptions and confirm your position.

Is the capital gains tax calculator free to use?

Yes. Every HtAG calculator is free to use with your own figures, and you do not need an account. An HtAG plan adds property and suburb data to the calculators that support it.

What does an HtAG plan add to this calculator?

With any active HtAG plan, this calculator fills the sale price from HtAG’s estimate and the last sale price and date from the property’s address. Filled figures are marked and you can overwrite every one.
