Equity and next purchase calculator

Indicative starting-point estimate only. Your equity and next-property budget depend on the values, debts, expenses and loan assumptions you enter. Lender valuations, lending limits, postcode, household expense, rental income and credit policies may give a different result. Equity release and any new loan require lender approval.

Includes HELP, VET Student Loans and other study and training loans. The compulsory repayment comes out of this applicant's pay.

The repayment is never more than the balance. Leave it blank if the balance is more than a year's repayment.

The repayment is never more than the balance. Leave it blank if the balance is more than a year's repayment.

An HtAG assumption, not a lender's figure. Change it if your lender uses another.

Include car and personal loans, ongoing rent or board after the purchase, and child support. Exclude mortgages and credit cards entered separately. Count each cost once.

Your household's monthly living costs, including dependants. Exclude mortgages, credit cards and other monthly commitments entered separately.

Lender benchmarks can depend on income, dependants and location. HtAG does not calculate HEM; enter a current figure from your broker. Leave blank to use your declared living costs without a lender benchmark.

Leave blank to use only the equity this purchase needs.

The yearly rent of the next property as a share of its price.

Rental assumptions (optional)
Rental assumptions (optional)

Total running costs across these rentals, excluding interest and loan repayments. Leave blank for the covered allowance. Only costs above 20% of gross rent are deducted again; this allowance is separate from the rent percentage below.

The rental-purpose part of the existing loan balances entered above, not their repayments. Exclude private borrowing and the new purchase loan and equity release. Leave blank to apply no existing rental-interest offset.

Leave blank for 80% in the standard case and 75% in the conservative case. Enter a percentage to use it in both cases; the conservative case still increases living costs by 10%. Zero counts no rent. Maximum 80%.

How it’s calculated

The method behind your estimate

How this estimate works

Compare property value and current debt at your chosen maximum loan-to-value ratio, then explore the next-purchase scenario and borrowing constraints.

What to check before you act

Usable equity is not cash approval. Lender valuations, servicing, security, loan purpose and lender-specific expense policies can restrict borrowing.

FAQ

Questions people ask

Short answers about the method, the rules and what HtAG data adds.

Still have a question? Contact us

Is all my equity available to borrow?

No. The selected maximum LVR, current debt, costs and lender approval constrain what may be accessible.

Does having equity prove I can afford another property?

No. Equity and serviceability are separate constraints. Review the indicative borrowing calculation and speak with your lender.

Is the equity and next purchase calculator free to use?

Yes. Every HtAG calculator is free to use with your own figures, and you do not need an account. An HtAG plan adds property and suburb data to the calculators that support it.

What does an HtAG plan add to this calculator?

With any active HtAG plan, this calculator fills your property’s value and rent from its address and lists the suburbs with a typical price at or below the price you could pay. Filled figures are marked and you can overwrite every one.
