The method behind your estimate

How this estimate works

Enter rent, vacancy, loan and operating costs. Review before- and after-tax cash flow, break-even points, sensitivity, projected years and the goal check.

What to check before you act

Forecast growth, costs, occupancy and tax are assumptions. Positive cash flow is not a promise of capital growth or investment suitability.

Still have a question? Contact us

How is cash flow different from rental yield?

Cash flow considers the entered costs and financing. Yield compares annual rent or net income with a property value.

What does break-even rent mean?

It is the modelled rent needed to cover the specified scenario costs. It changes with financing, vacancy and tax assumptions.

Is the rental cash flow calculator free to use?

Yes. Every HtAG calculator is free to use with your own figures, and you do not need an account. An HtAG plan adds property and suburb data to the calculators that support it.

What does an HtAG plan add to this calculator?

With any active HtAG plan, this calculator fills the price and rent from the property’s address, lists rentals nearby and shows the suburb’s flood and fire risk scores. Filled figures are marked and you can overwrite every one.
