The method behind your estimate

How this estimate works

This page starts with ACT selected. If you change the state in the calculator, the result follows your selected state, not this page title. Choose the state or territory, purchase date and buyer circumstances. The estimate uses the selected rules release and shows the assumptions used.

What to check before you act

Duty is state or territory tax. Special exemptions, foreign purchasers and unsupported eligibility cases may require an official assessment.

Questions people ask

Short answers about the method, the rules and what HtAG data adds.

Still have a question? Contact us

Is stamp duty based on the purchase price?

The dutiable value can be the greater of the price paid and unencumbered market value. Confirm the relevant state's valuation rules.

Are first-home concessions automatic?

No. Eligibility depends on the jurisdiction, dates, property and buyer circumstances. Use the supported options and confirm with the revenue authority.

Is the stamp duty calculator free to use?

Yes. Every HtAG calculator is free to use with your own figures, and you do not need an account. An HtAG plan adds property and suburb data to the calculators that support it.

What does an HtAG plan add to this calculator?

With any active HtAG plan, this calculator fills the purchase price from the property’s address, using HtAG’s estimate. Filled figures are marked and you can overwrite every one.
